How to choose the right approach

The rhythm of maintenance follows the property. A seasonal property — a villa in rental, a hotel on the coast — runs in cycles: intensive preparation before the season, fast interventions while guests are present, and a thorough handover afterwards. A commercial property runs in a continuous loop: preventive inspections on a calendar, agreed response times and records that stay current. A public building runs on procedure: documented qualifications, tenders and written responsibilities. The rhythm differs — the quality does not.

Villas and apartments live by the turn-around between guests. There is little time between arrivals, every fault is urgent and the owner is often abroad. The plan is written around short windows and clear reporting to the owner.

Hotels and resorts carry a large number of simultaneous systems — water, heating, pools, technical rooms — and the shortest deadlines, because a guest is at the reception desk every hour. Maintenance is planned around the season, with preparation before it and reconstruction after it.

Commercial properties cannot stop for maintenance. Production does not pause for a radiator, and a warehouse must not lose its water supply. Here the plan is built around agreed service levels and response times, with documentation that management can rely on.

For the public sector and infrastructure, procedure matters: tenders, evidence of qualification and written responsibilities. Work is planned and documented so that every step can be accounted for.
